5 July - 12 July 2014 - Great holiday enjoyed exploring the Ardèche, the Gite is a great base for getting so much out of the region. Fantastic trip kayaking down the river Ardèche. We recommend visiting Aven D'Orgnac caves - check the times of tours in English. We really liked Labeaume and Vogue. Alan and Jane made us feel very welcome.- The Hale Family.

17 - 24 July 2015 - We really enjoyed our stay here in the Ardèche. We liked the little cottage. The kids loved the swimming locations at Labeaume, Voguë and Joyeuse - Hans, Sara, Anee, Hiltee, Tyl.

The apartment is at first floor level, entering by a paved staircase onto the large wooden terrace/loggia with superb views to fully enjoy the mild spring and summer nights and the wonderful colours of autumn. The living area is open plan with fully equipped custom built kitchen, dining room and lounge. Open stairs lead upstairs to two bedrooms and bathroom. There is space in the double bedroom for a baby's cot which can be made available to you at a small fee and subject to availability. There are child gates at the top of the stairs leading onto the terrace and the bedroom level.
2 two-seater settees, coffee table, occasional chair and decorative stove with bookshelves above. Flat screen television with French and English channels. Music centre. Wi-fi connection so that you can keep in touch whilst away. Electric fire. Open staircase to upstairs bedrooms and bathroom.
Fully fitted purpose built kitchen with 5 ring gas hob and double oven, fridge, microwave, toaster, Belfast sink and dishwasher. Cutlery, crockery and cooking utensils are provided. Welcome folder.
Dining table and four chairs.
Large shower, wash basin, WC and heated towel rail.
Double bed (which will be made up on arrival with duvet and pillows), hanging space, bedside cabinets and large chest of drawers with a mirror.
Two single beds (which will be made up on arrival with duvet and pillows) and two chests of drawers.
Please note that there is limited headroom on the upper floor.
Overall internal floor area 64m2.
Superb large terrace/ loggia with large table and six chairs and fabulous views.
Beside La Magnanerie, there is a grassy area with sun loungers, benches and a parasol which is shared with our guests at La Petite Grange. Please note that you cannot barbecue on the terrace because of the risk of fire.
There are a selection of books, CDs, playing cards and games in addition to a welcome pack which provides information about places to visit and local events.
If you would like us to arrange flowers, wine, champagne or chocolates for you for your arrival, please let us know and we will arrange this for you at a pre-agreed price. Similarly we can book restaurants and taxis on your behalf if you struggle with French.
A cot and a high chair can also be provided at a fee of 10 euros per item per week subject to availability if booked at the time you make your reservation (if you forget then please check with us anyway in case they are still available).
Hand and bath towels, pillows, duvets and bed linen are provided as part of your holiday price on a weekly basis. Please can you make sure you bring your own beach towels as our towels cannot be taken out of the building.
Please note that we have a septic tank and therefore care has to be taken about detergents and flushing the toilet.
Rentals are from Saturday to Saturday generally but if you wish to arrive and depart on a different day, speak to us and we will see if we can accommodate your needs. We request a 150 euro deposit for each week reserved (75 euros for a weekend) when making a reservation. The balance, along with a refundable 100 euro breakages and cleaning deposit for each week rented is due 60 days before arrival or when you book if that is within 60 days of your arrival. Our minimum let is for three nights and in July and August the minimum let is for one week at a time.
We expect you to leave the property in the same clean and tidy state it was when you arrived. Deposits will be refunded within 14 days of your departure, subject to the state of the property. Check out time is at 10 am on the last morning of your stay.
Because this gite is at first floor level, we regret that it is not suitable for the disabled. Children are welcome. Non-smokers only and sorry, no animals!

La Magnanerie is a very light and airy former silk loft which we converted in 2010 and then lived in for three years. You enter by a stone staircase to first floor level where there is a large south-facing wooden terrace/loggia with fabulous views (particularly sunsets) where you can sit out and enjoy the sunny Ardèche weather during your vacation.
